Task at Hand

To address the emerging affordability challenge and the changing demand dynamics, real estate developers in Jeddah have been incorporating more apartments in their residential developments and have been building apartment complexes across the city. Bouvardia City Housing project is an example, it is located in the north side of Jeddah city, Kingdom of Saudi Arabia, consisting of around 150, 8- floor residential buildings on a land area which exceeds 500,000 square meters. 

To meet the increasing need for housing and infrastructure development in the kingdom and across the region, Shahm Contracting Company was positioned for this project, it is a renowned name in the real estate industry, and it takes pride in its fast performance and commitment record delivering many luxury residential projects on or ahead of schedule while preserving the environment and committing to the values of work, and utilizing the latest technologies in construction.

One of the project’s main requirements was to provide an economical solution for filling and sealing the joints between the precast concrete panels, which can be easily applied for vertical and horizontal joints and has excellent adhesion to the precast elements. Moreover, a non-shrink cementitious grout was required for filling the gaps between the precast elements after construction.

DCP SOLUTION

Sealing the joints between precast concrete panels is crucial to create an impermeable barrier between the precast units, this could be for preventing dirt and water getting into a construction joint or to make a weatherproof seal. Sealants can also improve the aesthetics of the wall giving the joints a smooth finish.

Flexseal PU425 from DCP was the perfect solution designed for filling joints and gaps in precast concrete units, it is a one component non sag polyurethane sealant that cures by reacting with air humidity to form a tough and highly elastic low modulus sealant suitable for
vertical and horizontal joints. 

With Flexseal PU425, DCP was able to meet the project requirements by providing a fast-applied and cost-effective flexible sealant that will move with the concrete joint and increase the life-span of the seal. It adheres to the precast concrete without the need for a primer, and it maintains its performance under UV and weathering conditions ensuring the joint remains sealed at all times.

Flexseal PU425 is easy to apply without the need for a specialist or training. It will improve the visual appearance of concrete joints being more appealing to architects and customers. The high mechanical strength, chemical resistance, and durability of the sealant will ensure excellent performance.

Where the gaps between the precast elements are to be filled (intersection between columns, walls, beams, slabs, etc.), the high quality, non-shrink, cementitious grout Flo-Grout 2 from DCP was approved by the consultant. Flo-Grout 2 is pre-mixed, pre-packed cementitious grout that requires only the addition of water on site to give a grout mix with excellent flow properties, shrinkage compensation, frost resistance, and high compressive strength.

With this product DCP was able to achieve the criteria of a cementitious grout with suitable rheology, excellent flow, high strength and durability, it can be used for placing in horizontal and vertical gaps of 10 mm to 120 mm where a cementitious mortar infill is required.
